WHAT IS THE ROLE OF A PRIVATE CERTIFIER?
Private certifiers approve building work to ensure it complies with the appropriate building standards such as the Planning Act 2017, The Building Code of Australia (NCC), the Building Act 1975 and any relevant building legislation.
What Building certifiers don’t do:
- Project manage or supervise trades or builders
- Ensure the builder complies with their contract
- Quality control or disputes
WHAT SORT OF APPROVALS DO YOU DO?
Assured Building Approvals can approve all class 1 and 10 buildings and structures.
These include the following:
- Class 1a – Detached house or granny flat or attached town house row house or the like.
- Class 1b – A boarding house, guest house or hostel with a floor area less than 300m2.
- Class 10a – non – habitable buildings such as sheds, carports and private garages.
- Class 10b – A fence, mast antenna, retaining wall and swimming pool.
- Class 10c – A private bush fire shelter, not attached to a class 1a building.

WHAT IS THE DIFFERENCE BETWEEN A BUILDING APPROVAL AND DEVELPMENT APPROVAL?
A Development Approval is obtained from the local council in relation to things such as reduced boundary setbacks, land use changes etc. Typically, a Town Planner can prepare and lodge these applications on your behalf.
A Building Approval is obtained from a private building certifier for building works.

DO YOU WORK WITH OWNER BUILDERS?
We do work with owner builders on a case-by-case basis. Just give us a call or email us your plans and we can take a look for you.
WHAT IS THE PROCESS?
- Once you have engaged Assured Building Approvals your plans and any documentation will be reviewed and assessed against the Building Code of Australia (NCC), The QLD Development Code (QDC) and the local council planning scheme and any state government laws.
- A request for further information (RFI) may then be sent outlining all the items required for a building approval.
- Once all the required items listed in the (RFI) have been met, which may include approvals from the local council authority, the building approval can be issued.
- The building permit and all relevant documentation will be sent to you and the local council within 5 business days. Once the building permit has been received you can now start the construction process.
DO I NEED QBCC INSURANCE AND WHAT IS IT?
Most Residential Building work with a value over $3,300 must have QBCC Home Warranty Insurance. The contractor/builder will pay this premium as part of your contract. A copy of this insurance cover is to be supplied to Assured Building Approvals as part of the building approval process. Note that owner builders are exempt from QBCC home warranty insurance. Assured Building approvals will need a copy of the Owner Builder permit to approve the QBCC home warranty insurance exemption for approval.
MY SPA HAS A LOCKABLE LID, DO I NEED TO FENCE IT?
The short answer is YES. Even if the lid is lockable, it will still require a compliant barrier. Spas are classed the same as a swimming pool in the Building Act 1975.
DO I NEED A BUILDING APPROVAL FOR MY RETAINING WALL?
Retaining wall approval will be required in the following circumstances:
- The wall is built closer than 1.5m to a building or structure. (This includes another retaining wall).
- The retaining wall forms part of a pool barrier.
- The total height of the wall is greater than 1m above the natural ground level.
- There is surcharge loading over the zone of influence for the wall.
If a building approval is required, the retaining wall will need engineering design.
DO I NEED A BUILDING APPROVAL FOR MY BOUNDRY FENCE?
If the fence is no greater than 2m in height a building approval is not required. Some will still require an approval dependent on your local council such as corner lots. If you are unsure, please feel free to give us a call.
HOW LONG DOES A BUILDING APPROVAL TAKE?
Our assessments usually take 5 to 10 business days. We will then issue an RFI if required. Once all the relevant documentation has been received we can have an approval completed and issued within 5 business days.
